Your questions about bathroom resealing in Newton Leys
Can you do bathroom resealing in Newton Leys?
Yes. We work across London and the South East, and Newton Leys is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.
I let a flat near Bletchley station. Can you help?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.
Can you just seal over the old silicone?
No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
Can you reseal around my kitchen sink and worktop?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Are you insured?
Yes. Full insurance covers our work.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Leave it or put it right?
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If something else is wrong, we’ll tell you. In an older home around Newton Leys, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or email us.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Clean with a mild bathroom cleaner and a soft cloth
- Look for lifting corners and small gaps now and then
- Let new sealant cure fully before it gets wet
- Dry worktop joints after washing up
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Bathroom resealing around Newton Leys
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as Newton Leys Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Water Eaton Church Centre include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Bletchley station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What the job involves on each surface
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
The process
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take half a day or less for one room, longer when the kitchen is included. For a job in Newton Leys, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
How to get a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Related advice
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Honest limits
We’ll always be straight with you, so here’s what sealant cannot fix:
- A bath or tray that moves because it isn’t properly supported
- Failed grout lines across the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.
