About bathroom resealing in MK43

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across MK43. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We’re often asked to deal with a bead that has pulled away from the tiles and gaps between the worktop and the wall, on kitchen worktops & upstands, baths and wet rooms.

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

What affects the price in MK43

Around Hulcote

We work in homes and buildings around Church of St Nicholas, among other places. Hulcote’s nearest station is Ridgmont station, roughly 1 mile south-east. A little further out are Milton Keynes University Hospital (5.2 miles west) and Rugemont Castle (1.2 miles east). Green spaces nearby include Caldecotte Lake and Cooper's Hill.

Where we work in MK43

From Hulcote to its smaller places, homes across MK43 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in MK43, joints are cleaned back properly before anything new goes in.

Hulcote: If you live in an older home near Church of St Nicholas, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Ridgmont station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured.

How we quote for bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • Access and height
  • The number and length of the joints

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Asking for a quote

When you call or email, it’s useful to know:

  • The address or postcode of the job
  • Roughly how big the job is
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out.

Comparing quotes

  • Whether all the old sealant comes out first
  • How the joint is cleaned and prepared
  • What happens if the job turns out different
  • Whether they’re fully insured

Different surfaces, different methods

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

FAQs for MK43

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do you work for landlords and businesses?

Yes. We work in homes, commercial premises and hotels.
