Bathroom resealing for homes and businesses in Aston Clinton

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Aston Clinton. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. Common call-outs are for leaks into the floor or ceiling below and mouldy sealant that has gone black, on shower trays & enclosures, kitchen worktops & upstands and wet rooms.

Homes around Aston Clinton range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

All our work is covered by a one-year guarantee.

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Questions from Aston Clinton

Do you work for landlords with property near Stoke Mandeville station?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Aston Clinton?

Yes, Aston Clinton is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Where do you work from?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or email us.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

How to look after the new joints

After the cure time, these simple habits help:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then
  • Avoid abrasive pads on the sealant

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite. Homes in smaller places like Aston Clinton can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Why book with us

  • Over 20 years’ experience
  • White, clear, grey or coloured to suit, where the product allows
  • We are fully insured
  • One-year guarantee on every job

See our cost guide or what customers say.

What sealant work can’t fix

It helps to know what we cannot do too:

  • Damage behind the tiles that needs a tiler
  • Cracks in the tray itself rather than the joint
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

Surfaces we seal

  • Basins & vanity units
  • Kitchen worktops & upstands
  • Sinks & splashbacks

What happens on the day

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. Parking around Aston Clinton is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

How to prepare

  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules

Bathroom resealing in Aston Clinton: local notes

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Aston Clinton School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Michael and All Angels Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Stoke Mandeville station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What affects the cost of bathroom resealing

There’s no set price list. The quote depends on:

  • The old material and how stubborn it is
  • How much there is to do
  • When we can work, for business premises
  • How many rooms, windows or areas are involved

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

When you contact us, these details help:

  • The type of property
  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • How many joints, rooms or windows are involved

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
