Bathroom resealing in Wendover Dean

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include black spots spreading through the bead and cracked, shrunken or lifting silicone, on baths, sinks & splashbacks and basins & vanity units.

In a village or hamlet like Wendover Dean, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Each job carries a 12-month guarantee.

Honest limits

To be straight with you, some problems need a different trade:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before you book.

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Signs you need bathroom resealing in Wendover Dean

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Most people get in touch after spotting something like this:

  • Water getting behind the bath panel
  • A reseal done over the top of the old bead
  • Lumpy, uneven sealant from a DIY attempt
  • Splits where the tray meets the wall

Schools such as John Colet School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Our hiring checklist

Surface by surface

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Wipe the sealant dry after showering
  • Stick to a soft cloth and a mild cleaner
  • Avoid abrasive pads on the sealant
  • Keep an eye on the corners, where splits start

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Replacing the sealant early keeps the job small.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes around two hours for one bath or shower, longer for a whole bathroom. In a small place like Wendover Dean, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before
  • Where the joints are inside, avoid wetting them before we arrive

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
