Bathroom resealing in HP1: how it works
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are water getting behind the bath panel and leaking joints on a shower screen.
When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for a single bath or shower.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
How we quote
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why book with us
- 4.9 on Google from 180+ five-star reviews
- Sealant colour chosen to suit
- More than 20 years in sealant work
- An ARBOMaster approved applicator

Bathroom resealing across HP1: local notes
In HP1, bathroom resealing takes in flats, houses, rentals and businesses, in Hemel Hempstead, Grovehill and Woodhall Farm and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in HP1 is planned around the forecast.
Warner's End: Letting a property close to Hemel Hempstead station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Micklem Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Honest limits
Before you book, it’s worth knowing the limits too:
- Failed grout lines across the wall
- Movement from a bath with loose feet or no proper support
- Loose or hollow tiles, or failed tanking behind them
Surface by surface
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Looking after it afterwards
To keep the joints looking good and working properly:
- Stick to a soft cloth and a mild cleaner
- Let new sealant cure fully before it gets wet
- Dry the bead with a towel now and then
- Run the extractor fan during and after every shower
Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
What affects the cost of bathroom resealing
We quote each job individually. These are the things that affect it:
- Working hours on commercial sites
- The number and length of the joints
- How many areas need sealing
- Any mould that needs treating
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
What we need to know
Photos help, but a description is a good start. Please mention:
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- Any access issues, like height or stairs
- Whether it’s a home or a business
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.
Signs you need bathroom resealing
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
Most people get in touch after spotting something like this:
- Damp behind the bath or under the tray
- Mouldy sealant that has gone black
- Gaps where the bath or tray has moved
- New sealant laid over old sealant that is now lifting
Questions from HP1
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Where are you based?
Mr Mastic is based in Crawley. We cover HP1 and the rest of Hertfordshire.
When can I use the bath or shower again?
Generally after around 24 hours. We will tell you the cure time for the product we used.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Do you have insurance?
Yes. Mr Mastic is fully insured.
Do you come to HP1?
Yes, we do. HP1 is part of the area we cover, and the service is the same as everywhere else.
