Window mastic for homes and businesses in Harefield
Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. We’re often asked to deal with cracked internal joints between frame and plaster and cracked or shrunken mastic around the frame, on aluminium frames, patio & French doors and uPVC windows.
Houses in smaller places like Harefield can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. The mastic around frames on those walls tends to age faster.
Each job carries a 12-month guarantee, whatever its size.

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Worn gaskets, brush seals or a door that has dropped
- A sash or casement that will not close properly
- Penetrating damp from a failed cavity tray or render
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.

How the job changes by surface
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. If we find rot, we will tell you before going ahead, as that is a job for a joiner.
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall.
What happens on the day
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It usually takes a few hours for a handful of frames, longer for a whole house. A visit to Harefield is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.
Getting ready for the visit

- Clear the area around the work
- Keep pets and children clear of the area while we work

Advice
Aftercare tips
To keep the joints looking good and working properly:
- Do not aim a pressure washer at the joints
- Wipe condensation off the frames
- Avoid harsh chemicals near the mastic
- Keep paint and stain on wooden frames in good order
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What else we do in Harefield
Do you need window mastic in Harefield?
Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid cannot stretch. That is what backing rod is for.
Keep an eye out for any of the following:
- Whistling draughts around closed windows
- Mastic that’s falling out in pieces
- Cracked internal joints between frame and plaster
- Gaps where the sill meets the wall
If you look after a building such as Harefield Infant School, its window and door frames need their mastic kept sound, just like a home’s.
What to look for in a quote
- When the joint can take water or movement
- Is VAT in the price?
- Whether you can choose the colour
- What insurance they hold
How we quote for window mastic
The price is agreed before any work begins. It takes into account:
- When we can work, for business premises
- How many areas need sealing
- How easy the joints are to reach
- The type of sealant required
Combining jobs into one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
Asking for a quote
When you call or email, it’s useful to know:
- How we’d reach the joints
- Photos by email, if that’s easy
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

What window mastic looks like in Harefield
Historic houses like Ickenham Hall (about 3.4 miles south-east) are a reminder that the area around Harefield has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you let a flat or house near Denham station, renewing tired window mastic between tenants heads off draught and damp complaints. Homes close to Harefield Baptist Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.
