How bathroom resealing works in SL2

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on baths, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are smears of silicone across the tiles and water getting behind the bath panel.

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Where we work in SL2

Homes across SL2 range from older properties to new builds, and in places like Cippenham, Britwell and Upton there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in SL2.

Britwell: If you look after a building such as Claycots School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Burnham station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What sealant work can’t fix

We will always be straight with you, so here’s what new sealant won’t do:

  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them
  • A tray or bath that’s cracked through

Common problems we fix in SL2

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

Most people get in touch when they notice one of these:

  • A bead that has pulled away from the tiles
  • Water escaping at the shower enclosure
  • Water getting behind the kitchen upstand
  • Black mould in the silicone that won’t clean off

How the job changes by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line doesn’t stand out.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Wait for the cure time we give you
  • Dry the bead with a towel now and then
  • Never pick at the silicone with a blade
  • Dry worktop joints after washing up

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just call 0345 464 0079 or email us.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

What happens if it’s left?

Sorting it now is quick: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

What your quote should include

  • Whether all the old sealant comes out first
  • Are they insured?
  • Who does the work, and how experienced they are
  • Whether you can choose the colour

Common questions in SL2

Do you work in SL2?

Yes. We work in SL2, as part of our work across South East England, London and Scotland. To book, ring 0345 464 0079 or drop us an email.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How long does the new silicone need before I use the shower?

Generally after around 24 hours. We will tell you the cure time for the product we used.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How much does bathroom resealing cost in SL2?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
