How we handle remedial sealant in Britwell

Remedial jobs in Britwell generally fall into a few patterns: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. If you are dealing with repeat leaks from the same joint and mould trapped under a layer of silicone, we can put it right.

In and around Britwell, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

Your job is guaranteed for a year, as with all our work.

How it works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours, depending on how many layers have to come out. A visit to Britwell is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Keeping the joints in good condition

Looking after new joints is easy:

  • Ask why a joint failed before redoing it
  • Check ceilings under showers for marks
  • Report a tray that rocks or a worktop that lifts
  • Keep bleach and abrasives off the bead

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into floors, walls or ceilings. Sorting it early limits the damage.

Common problems we fix in Britwell

Water from somewhere else can ruin a good seal. A slow leak behind the tiles soaks the joint from the back, so the silicone goes mouldy or lets go.

People usually contact us after spotting something like this:

  • Gaps opening along the back of the worktop
  • Leaks that keep coming back after resealing
  • Sealant peeling off a dusty or damp surface
  • Products that weren’t meant for the joint

Schools such as Claycots School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Remedial sealant around Britwell

Britwell has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

For landlords with property near Burnham station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. In the older streets around Church of St Mary, older homes can move a little, which is hard on rigid grout and tired sealant.

Questions from Britwell

Do you cover smaller places like Britwell?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you take on hotel work around Britwell?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

How long should I leave it?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

What if the leak isn’t the sealant?

That is why we look for the cause first. If the fault is elsewhere, you will know before any work is done.

What do you need from me for a quote?

Let us know what needs doing and where. If we need more, we will ask.

Will the old sealant be removed?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

What the job involves on each surface

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before we reseal.

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Why deal with it now?

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Around Britwell, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
