What affects the quote in Britwell

Every job gets its own quote. This is what makes a difference:

  • Any working-time requirements on site
  • The size of the job
  • The old material and how stubborn it is
  • Any mould that needs treating

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Roughly how big the job is
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • If someone has resealed it before

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work and give you a clear price.

External mastic in Britwell

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. If you are dealing with moss and dirt in joints with no sealant left and water getting into walls through failed joints, we can put it right.

In a smaller place like Britwell, some homes face open ground, so exposed walls and rooflines take more wind-driven rain. That is where gutter joints and wall joints tend to fail first.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Different surfaces, different methods

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

When something else is needed

It helps to know what we cannot do:

  • Walls that need new movement joints cut into them
  • Structural movement, which needs a surveyor or engineer
  • Loose or hollow render, which needs re-rendering

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before you book.

What we seal

  • Brickwork movement joints
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a handful of joints, longer for a whole elevation. Parking around Britwell is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property

Your questions about external mastic in Britwell

Is Britwell within the area you cover?

Yes, Britwell is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Britwell for external mastic?

Yes. We work across London and the South East, and Britwell is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

How long does external mastic last?

It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year and reseal when it splits.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

How long before the joint can be used?

It depends on the product. Before we leave, we will tell you the cure time.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Do you need external mastic in Britwell?

If plants are growing out of a joint, the sealant has usually failed or was never there. Dirt and roots then trap moisture in the joint.

The problems people generally mention when they call are:

  • Weathered mastic that no longer stretches
  • Rigid filler in a joint that should flex
  • Sealant that has lost its bond to the brick or render
  • Moss and dirt in joints with no sealant left

Schools such as Claycots School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep movement joints as flexible joints, not mortar
  • Keep soil, plants and ivy away from the joints
  • Check the sealant is paintable before painting near it
  • Act on the first splits you see

Don’t let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.

Outside joints around Britwell

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Dorney Court (about 2.9 miles south-west) nearby, there’s older building stock in the area around Britwell as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Homes close to Church of St Mary include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. If you let a flat or house near Burnham station, split movement joints are easy to miss on a rental until damp shows inside.
