Remedial sealant in Slough

About our remedial sealant in Slough

If a joint fails again and again, something is causing it. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. We look for the cause before we reseal. Typical jobs include a shower that leaks however often it’s resealed and worktop sealant that has shrunk and split, across shrunken worktop sealant, botched or over-sealed joints and leaking tray & enclosure joints.

A large town like Slough has plenty of rented homes, and rented bathrooms and kitchens see heavy use. Sorting the joints between tenancies keeps leaks at bay and makes a property easier to let.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Why deal with it now?

Ripping out a bathroom isn’t generally needed. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. In a large rental market like Slough, tired sealant leads to tenant complaints about mould, damp and leaks. Sorting it between tenancies is easier than dealing with it mid-let.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What you get with us

  • A choice of colours where the product allows
  • Neat joints and a tidy finish
  • Anti-fungal sanitary silicone in wet areas
  • Domestic, commercial and hotel work

The process

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work usually takes a few hours for a typical bath or shower, longer where several layers have been applied. Jobs in a place the size of Slough range from town-centre flats to offices and family homes. Whichever it is, tell us how to get in, where to park and where the work is.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks

Slough: your questions answered

Can you help a landlord with a rental near Slough station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Do you work for hotels and guest houses in Slough?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

What happens if the problem is the tray or the plumbing?

In that case, we tell you what we’ve found. A plumber or fitter may be needed before any new sealant goes on.

Is remedial work guaranteed?

Yes. Every job comes with our one-year guarantee.

Can you remove old sealant without damaging the bath?

Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.

Can you reseal a split movement joint?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, and reseal with a flexible product.

Do you come to Slough?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Slough.

Someone sealed over the old bead. Can you fix it?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Tiles that have come away from the wall
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A bath, tray or worktop that moves until it’s properly fixed

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Do not point over movement joints
  • Clean sealant with mild products only
  • Air the bathroom so the sealant can dry
  • Ask why a joint failed before redoing it

If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

How the job changes by surface

Windows & doors

Some leaks around windows come from the wall or the window itself. We check the joint and tell you if it looks to be something else.

Mouldy bath & shower sealant

Black mould inside the bead will not scrub out. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.

Remedial sealant in Slough: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Slough has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Schools such as Herschel Grammar School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St Michael and All Angels, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Slough station, a joint that keeps failing is best fixed properly while the property is empty.
