Bathroom resealing near Burnham

What happens if it’s left?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it. Homes in smaller places like Burnham can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Bathroom resealing in Burnham

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on shower trays & enclosures, basins & vanity units and wet rooms, and common reasons people get in touch are leaking joints on a shower screen and new sealant laid over old sealant that is now lifting.

In and around Burnham, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Whatever the size of the job, it’s backed by our 12-month guarantee in Burnham and across Slough.

Burnham: your questions answered

Is Burnham within the area you cover?

Yes, Burnham is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Burnham station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s generally around 24 hours. Using it sooner can damage the bead.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Where do you work from?

We are based in Crawley, and we cover South East England, London and all of Scotland.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or send us an email with a short description of the job.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. Parking around Burnham is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Advice

Landlords, agents and businesses in Burnham

Landlords and agents in Burnham can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

We also work for property managers and facilities teams in Burnham and across Slough. Several sites can go on one quote, and we are fully insured.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Let new sealant cure fully before it gets wet
  • Dry the bead with a towel now and then
  • Use gentle cleaners on the silicone
  • Keep scourers and sharp tools away from the bead

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Different surfaces, different methods

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.

Quotes for bathroom resealing in Burnham

The price is agreed before any work begins. It takes into account:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • The type of sealant required
  • The number of rooms or windows

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Bathroom resealing around Burnham

Burnham has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as St Peter's Church, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Burnham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like The E-Act Burnham Park Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • A tray that rocks until it’s re-bedded
  • Water coming from the plumbing rather than the joint
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before booking.
