  • Timber that has rotted
  • Sashes that rattle, stick or won’t open

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

Sand mastic for homes and businesses in Britwell

A silicone bead around a sash window can look out of place and does not suit the building. Sand mastic is the traditional choice, and we can replace one with the other. If you have mastic worn away on windows facing the weather and cracked mastic round a front door frame, we can help, on brick reveals, sash and case windows and period & listed homes alike.

Homes around Britwell range from older properties to newer houses, and their windows range just as widely. Each frame material needs the right sealant against the right wall.

You are covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Britwell questions

Do you cover Britwell for sand mastic?

Yes, Britwell is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing.

I let a flat near Burnham station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Where are you based?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do you have insurance?

Yes. We’re fully insured for domestic and commercial work.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Different surfaces, different methods

Period and listed homes

Many older homes were built with sand mastic round the windows. If your home is listed, ask your local planning authority about consent.

Sash and case windows

The mastic round a sash window is on show so we finish it carefully.

What happens if it’s left?

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick. In an older home around Britwell, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

What we’re called out for in Britwell

Some old mastic was never deep enough. Mastic that’s too thin cracks and drops out, which is why we pack deep voids first and get the depth right.

It’s worth asking for a quote if you see:

  • Mastic round period door frames that has failed
  • Mastic worn away on windows facing the weather
  • Cement or filler used on old window joints that has cracked
  • Crumbling sand mastic round a window

Homes close to Church of St Mary include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • Whether all the old sealant comes out first
  • What product goes in the joint
  • What happens if the job turns out different
  • Who turns up on the day

Choosing a sealant specialist

What happens on the day

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours per window, depending on the condition of the joints in most cases. Parking around Britwell is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Preparing for the visit

How to look after the new joints

To keep the joints looking good and working properly:

  • Inspect the joints round the windows every year or so
  • Leave the new mastic unpainted
  • Keep sills and gutters clear so water drains away
  • Have rotten timber repaired before new mastic goes in

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.

Windows and doors in Britwell

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Dorney Court (about 2.9 miles south-west) are a reminder that the area around Britwell has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Schools such as Claycots School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Burnham station, cracked sand mastic around sash windows lets in the draughts tenants complain about.
