About our regrouting in Langley
Most regrouting jobs include resealing too. Grout is for the joints between tiles, but corners and edges move, so they need flexible silicone instead. Doing both at once leaves the whole area sound. We work on bathroom wall tiles, shower walls and bathroom floors, and people most often call us about splashback grout that has darkened and grout that’s cracking and breaking up.
In and around Langley, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
We stand behind the work with a 12-month guarantee.

Leave it or put it right?
Regrouting won’t help where tiles have come away. We’ll tell you before any work starts so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Homes in smaller places like Langley can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

When to call us in Langley
Soap scum and limescale build up on grout that is hard to shift. In time the grout under it darkens and breaks down, which is when replacing it makes sense.
These are the problems we are asked about most:
- Old grout in a dated colour
- Grout in corners that has cracked
- Grout that stays dark however much it’s cleaned
- Grout that makes sound tiles look old
For site and facilities teams at buildings such as The Langley Academy Primary, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- What the quote includes, VAT included or not
- The length of the guarantee
- Which colour the sealant will be
- What the cure time is
Questions from Langley
Will you come out to Langley?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Langley station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.
How long should I wait before showering?
You will get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or drop us an email.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all.
How long does the job take?
That depends on how much there is to do, but most jobs take a few hours, or longer for a fully tiled room. We will give you a better idea when we quote.
What affects the cost of regrouting
Call for a quick quote. What matters most is:
- Which sealant suits the joint
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.
Asking for a quote
To help us quote quickly, let us know:
- Whether it’s a home or a business
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- The address or postcode of the job
Need a quote? Please phone 0345 464 0079 or drop us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
What sealant work can’t fix
Before you book, it’s worth knowing the limits:
- A floor or wall that keeps moving
- Cracked or broken tiles
- Loose tiles, which need refixing first
If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.
What we seal
- Tiled floors
- Kitchen splashbacks
- Wet rooms
- Shower walls
- Bathroom floors
- Bathroom wall tiles
Looking after it afterwards
To keep the joints looking good and working properly:
- Keep the fan on after showering
- Do not use strong acidic cleaners on grout
- Use a squeegee on the tiles after showering
- Get any tile that moves checked promptly
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.
Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
What we do, step by step
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. The work generally takes a few hours, or longer for a fully tiled room. In a smaller place like Langley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Tell us if parking is tricky
- Clear the area around the work

Advice
How the job changes by surface
Shower walls
Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. Regrouting brings them back in line.
What else we do in Langley
What regrouting looks like in Langley
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Homes close to St Mary the Virgin Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Langley station? Then a regrout while the flat is empty is quicker than working around a tenant.
