Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Older cottages and farmhouses around Middlegreen can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

About our bathroom resealing in Middlegreen

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on shower trays & enclosures, baths and sinks & splashbacks, and people most often call us about smears of silicone across the tiles and shrunken sealant along the back of a worktop.

For a small place like Middlegreen, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

What we can’t put right

Before you book, it’s worth knowing the limits:

  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands
  • Baths

The process

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It usually takes half a day or less for one room, longer when the kitchen is included. Somewhere as small as Middlegreen, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions
  • Clear items away from the joints we are working on

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Keep scourers and sharp tools away from the bead
  • Open a window or run the fan so the room dries
  • Move toiletries away from the joint
  • Wait for the cure time we give you

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Surface by surface

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Bathroom resealing around Middlegreen

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Managing a site like The Langley Academy Primary? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Mary the Virgin Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Langley station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
