About our new build mastic in Middlegreen
A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. Typical jobs include smeared, uneven beads picked up at snagging and gaps opening as the house dries out and settles, across plot handovers, bathrooms & en suites and show homes.
Somewhere as small as Middlegreen, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.
Each job carries a 12-month guarantee, large or small.

How it works
Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take anything from a few hours to several days, depending on the number of plots. In a small place like Middlegreen, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each joint is checked for movement before any work starts.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children

Questions from Middlegreen
Do you work for landlords with property near Langley station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.
Do you cover smaller places like Middlegreen?
Yes. Middlegreen is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you do several jobs on one visit?
Of course. Doing several areas at once is generally more efficient.
Do you use white or clear sealant?
That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before any work starts.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Can new sealant go on top of the old bead?
No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Don’t seal over failed sealant yourself
- Record problems with dated photos
- Ventilate bathrooms well, especially in the first year
- Raise failed sealant with the developer while you’re covered
Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry and can be resealed later.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black keeps the job straightforward.
When to call us in Middlegreen
Later trades and the final clean can damage fresh sealant. If it’s disturbed before curing, the joint can be left weak.
People generally contact us when they notice one of these:
- Gaps opening as the house dries out and settles
- Messy sealant that spoils new finishes
- Cracked caulk along new skirting
- New-build shower sealant that has already split
Around Middlegreen, as everywhere, new build mastic is only as good as the preparation behind it.
Questions to ask before you book
- Whether all the old sealant comes out first
- The length of the guarantee
- Whether you can choose the colour
- Whether they’re fully insured
What affects the quote in Middlegreen
You’ll get a clear quote before we start. It takes into account:
- Mould in or behind the old joints
- Whether the work is at height
- The old material and how stubborn it is
- When we can work, for business premises
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
What we need to know
When you contact us, it’s useful to know:
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
- Pictures of the joints, sent by email
- Where the job is, and your postcode

Different surfaces, different methods
Show homes
We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.
Plot handovers
Developers can send the plot schedule and specification. We seal bathrooms, kitchens, frames and floors to the agreed spec.
