Fire-rated sealant in Newdigate, Surrey
Fire-stopping gaps in Newdigate need attention? We remove the old material, prepare the joints and seal them properly.
- Linear gaps at the head of walls
- Gaps around pipes and cables through fire-resisting walls
- Old fire sealant that has split or come away
About our fire rated sealant in Newdigate
Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We’re often asked to deal with standard silicone or caulk in a fire-stopping gap and fire seals that have cracked with movement, across service penetrations, pipe & cable gaps and linear gaps.
Somewhere as small as Newdigate, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.
Each job carries a 12-month guarantee, whatever its size.

What the job involves on each surface
Service penetrations
Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.
Plasterboard walls
Holes in plasterboard are often cut roughly for services. Where a hole is bigger than the sealant’s tested range, it needs another approach, and we’ll tell you.
Fire rated sealant around Newdigate
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
If you look after a building such as Newdigate CofE Endowed Aided Infant School, service openings in fire-resisting walls need checking after any refurbishment. If you look after a church, hall or community building such as Church of St Peter, service openings in its walls need the right fire-rated sealant, as in any building.

When to call us in Newdigate
If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. Rushed fire stopping is common.
These are the problems we are asked about most:
- Fire seals that have cracked with movement
- Gaps left after a refit or conversion
- Gaps where walls meet ceilings or slabs
- Sealant items on a fire risk assessment action list
Letting a property close to Holmwood station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Why act early in Newdigate
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the work involved is often modest. Where a wall is exposed, as many are in small places like Newdigate, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Newdigate questions
I let a flat near Holmwood station. Can you help?
Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.
Do you cover smaller places like Newdigate?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Where do you work from?
We’re based in Crawley, and we work across South East England, London and Scotland.
What’s the difference between intumescent and fire-rated sealant?
Intumescent describes a material that swells in heat. Intumescent sealants are a type of fire-rated sealant.
Can I choose the sealant colour?
Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
The process
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a few hours for a handful of gaps, and longer for a whole building for a typical job. In a small place like Newdigate, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed.
- The specified fire-rated sealant goes in over any backing its detail requires.
- Every location is recorded with the product used for your files.
How to prepare
- Mention if the joints have been sealed before
- Clear items away from the joints we are working on

Honest limits
We will always be straight with you, so here’s what new sealant will not do:

- Assessing a building’s fire safety
- Doors that are not fire doors in the first place
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.
Surfaces we seal
- Linear gaps
- Pipe & cable gaps
- Plasterboard & masonry
- Flats & HMOs
- Service penetrations
- Door frames
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Check whether a sealant can be painted before decorating over it
- Don’t fill fire-stopping gaps with ordinary foam or silicone
- Make resealing part of every contractor’s brief
- Keep pictures of seals that will be hidden
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t, so ask us which we used.
When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.
Can I do it myself?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
