Bathroom resealing across KT14: what to expect

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across KT14. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are damp behind the bath or under the tray and failed sealant on the screen profile.

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How we quote

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

  • Sanitary silicone with an anti-fungal additive in wet areas

For rail, the closest station is Byfleet & New Haw station, about 0.8 miles north. Well-known places in the area include Runnymede Hospital (3.5 miles north-west) and Send and Ripley History Society Museum (2.9 miles south). Green spaces nearby include Papercourt Marshes and St Ann's Hill.

Where we work in KT14

KT14 has homes of every age, old and new, with plenty of rented property in places like Byfleet, Pyrford and West Byfleet. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in KT14 is planned around the forecast.

Byfleet: If you look after a building such as St Mary's CofE Controlled Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Byfleet & New Haw station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Landlord and commercial work in KT14

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

What sealant work can’t fix

In fairness, there are a few things sealant will not fix:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • Whether the work is at height

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • The rough size of the job
  • The problem you’ve noticed

We quote each job on its own, so start by telling us what you need. Just ring 0345 464 0079 or send us an email with the details, and photos are welcome.

Why deal with it now?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again.

What your quote should include

  • Whether they seal over old material or remove it
  • How the joint is cleaned and prepared
  • Whether they’re fully insured
  • Whether you can choose the colour

FAQs for KT14

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

How long does the new silicone need before I use the shower?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we are fully insured.
