Sealant work in KT18

About bathroom resealing in KT18

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Typical jobs include water getting behind the bath panel and black spots spreading through the bead, across sinks & splashbacks, shower trays & enclosures and baths.

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a couple of hours for a single bath or shower, and we explain the cure time before we leave.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

How we quote

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

  • White, clear, grey or another colour, product permitting
  • ARBOMaster approved applicator
  • Quality sealants from Arbo and Everbuild
  • Tidy, careful work

Where we work in KT18

Homes across KT18 range from older properties to new builds, and in places like Epsom, Tadworth and Great Burgh there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in KT18, joints are cleaned back properly before anything new goes in.

Great Burgh: In the older streets around St Mark, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Tattenham Corner station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How we quote for bathroom resealing

Call for a quick quote. The main things that affect it are:

  • Any working-time requirements on site
  • Which sealant suits the joint
  • The number of rooms or windows
  • The number and length of the joints

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

What to tell us when you ask for a quote:

  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • Where the property is

To get a quote, ring 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

How the job changes by surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Let new sealant cure fully before it gets wet
  • Wipe up water along the back of the worktop
  • Keep an eye on the corners, where splits start
  • Keep scourers and sharp tools away from the bead

Keep water off the new bead until it has cured, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

FAQs for KT18

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee, and we’re fully insured.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

What information do you need?

A short description and the location, plus photos if you have them. If we need more, we’ll ask.
