Fire rated sealant near Albury

About our fire rated sealant in Albury

We do not assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. If you are dealing with open joints along the top of partitions and fire seals that have cracked with movement, we can help.

Work in a small place like Albury is planned ahead, journey included, so it can be fitted around guests, clients or events where possible.

There’s a 12-month guarantee on every job, large or small.

When to call us in Albury

Gaps also open up as buildings move: cracked or debonded sealant leaves an open route through the wall. Damage from cleaning, knocks and maintenance adds to it.

If you can see any of these, it’s time to have the joints looked at:

  • Open joints along the top of partitions
  • Joints picked up in a fire-stopping survey
  • Gaps filled with a product that is not fire-rated
  • Cracked or shrunken fire-rated sealant

If you look after a church, hall or community building such as Church of St Peter and St Paul, gaps around pipes and cables are worth checking after any building work there.

Questions to ask before you book

  • Is the old sealant removed completely?
  • Who turns up on the day
  • Whether they’re fully insured
  • What guarantee comes with the work

Our hiring checklist

Different surfaces, different methods

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

Flats and HMOs

Working in occupied flats needs some planning. Access to flats and common areas is agreed in advance to keep disruption down.

What we do, step by step

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere as small as Albury, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used.

Before we arrive

  • Tell us if parking is tricky
  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in

Advice

Fire rated sealant in Albury: local notes

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

When something else is needed

It helps to know what we cannot do too:

  • Issuing a fire rating or certificate for a building
  • Fire risk assessments, which need a qualified assessor
  • A wall that is not a fire-resisting element to begin with

Why act early in Albury

For some gaps, sealant is not the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We’ll say so if a gap needs something other than sealant. Older cottages and farmhouses around Albury can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
