  • Old fire sealant that has split or come away

Fire rated sealant for Sidlow homes and businesses

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

How we handle fire rated sealant in Sidlow

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. If you have seals cut through by electricians, plumbers or data installers and linear gaps at the head of walls, we can help.

For holiday lets, converted business premises or a community building near Sidlow, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

You are covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Ask every contractor to reseal any fire stopping they disturb
  • Keep photos of seals that will be hidden
  • Check whether a sealant can be painted before decorating over it
  • Look in service cupboards and ceiling voids from time to time

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Openings too large for sealant, which need batts, boards or another system
  • Fire doors that need new seals, closers or hardware
  • Assessing a building’s fire safety

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before you book.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for property managers and facilities teams in Sidlow and across Surrey. We can quote a run of properties together, and we’re fully insured for the work.

Commercial buildings in Sidlow

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Community buildings like Emmanuel Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking. If you look after a building such as Dovers Green School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Sidlow: your questions answered

Can you do fire rated sealant in Sidlow?

Yes, Sidlow is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear quote.

Can you help a landlord with a rental near Salfords station?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Can you give us a record of the work?

Yes. We record the locations we have sealed and the products used.

What fire rating will the seal have?

Ratings and certification sit with the product’s test evidence and whoever specified the work. Our part is installing the specified product to its tested details and giving you a record of where it went.

How long does the job take?

A typical job takes a few hours for a handful of gaps, and longer for a whole building. Your quote will say how long we expect yours to take.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you take on fire stopping in schools and offices?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. The order of work and access are planned with you.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

The process

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. Most jobs take anything from a few hours to several days, depending on how many gaps there are. For a village or hamlet like Sidlow, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

How to prepare

  • Let us know about earlier repairs to the joints
  • Mention any tricky access
  • On commercial sites, let us know about site rules

What we’re called out for in Sidlow

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. Rushed fire stopping is common particularly when it was the last job before handover.

Keep an eye out for any of the following:

  • Old fire sealant that has split or come away
  • Open gaps behind door architraves
  • Gaps flagged on a fire risk assessment
  • Damaged fire sealant left by other trades

If you let a flat or house near Salfords station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Before you book anyone

  • How long the guarantee is
  • What the cure time is
  • Whether you can choose the colour
  • What product goes in the joint

Choosing a sealant specialist

Surface by surface

Plasterboard walls

We check that the board around the gap is sound. Loose material is removed so the sealant has a firm edge.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.
