How we handle window mastic in Sidlow
Around Sidlow we seal all kinds of frames: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on patio & French doors, uPVC windows and aluminium frames, and common reasons people get in touch are hard, cracked sealant around windows and gaps between the frame and the inside reveal.
Homes in small places like Sidlow often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
All our work comes with a 12-month guarantee.

Windows and doors in Sidlow
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Letting a property close to Salfords station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Schools such as Dovers Green School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

How the job changes by surface
Window sills
Stone and concrete sills have their own joints, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. If we find rot, we will tell you before going ahead, as that is a job for a joiner.
Honest limits
A few problems are outside what sealant work can do:
- A sash or casement that won’t close properly
- Rotten timber, which needs a joiner first
- A failed sealed unit that has misted up
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Avoid harsh chemicals near the mastic
- Wash the frames with mild soapy water
- Keep paint off silicone joints
- Wipe condensation off the frames
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
Common problems we fix in Sidlow
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.
These are the problems we’re asked about most:
- A bead that doesn’t match the frame
- Gaps where the sill meets the wall
- Draughts coming in around windows and doors
- Mastic that has split away from the wall
If you live in an older home near Emmanuel Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What to look for in a quote

- What happens if they find a problem under the old sealant
- Are they insured?

Sidlow questions
Can you do window mastic in Sidlow?
Yes, Sidlow is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear quote.
Can you help a landlord with a rental near Salfords station?
Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or send us an email with the details for a clear quote.
Can you match the sealant to my frames?
Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.
Will new mastic stop draughts?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient.
How long does it take to reseal the windows on a house?
That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.
Do you seal inside as well as outside?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.
What we do, step by step
The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are, and we tell you how long to leave it before we go. In a small place like Sidlow, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we look at every frame and agree the list.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky
- Tell us about any water getting in
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
