New-build mastic & snagging in Sidlow, Surrey
Our applicators work in Sidlow on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly.
- Internal frame sealant that has split
- Untidy sealant flagged on a snagging list
- Leaking shower tray seals in a new home
About our new build mastic in Sidlow
New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. If you have sealant work across a run of new homes and worktop and upstand sealant coming away, we can put it right.
Older homes in small places like Sidlow often have timber floors that move with the seasons, which is why skirting and threshold joints need a flexible sealant, not filler.
Big or small, it’s backed by our one-year guarantee in Sidlow and across Surrey.

Do you need new build mastic in Sidlow?
On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, so the bead never bonds properly.
It’s worth asking for a quote if you see:
- Beads laid onto grit and dust from the build
- New-build shower sealant that has already split
- Kitchen sealant that has pulled off the wall
- Gaps between new skirting and floors
If you’ve bought a new home near Salfords station, the sealant around baths, showers and frames is worth checking in the first year or two.
What your quote should include
- What the quote includes, VAT included or not
- What guarantee comes with the work
- Whether they’re fully insured
- Whether the sealant suits the joint
New build mastic around Sidlow
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

What affects the cost of new build mastic
There’s no set price list, because jobs vary so much. The quote depends on:
- The number of rooms or windows
- Any mould that needs treating
- Working hours on commercial sites
- The number and length of the joints
Doing several joints on one visit is usually more efficient than separate visits. We’ll give you a clear quote for the lot.
What we need to know
When you contact us, it’s useful to know:
- The rough size of the job
- Access, such as stairs, a lift or height
- The address or postcode of the job
- Pictures of the joints, sent by email
We quote each job on its own, so start by telling us what you need. Simply call 0345 464 0079 or email us and describe the job, and pictures are welcome.

What happens if it’s left?
The builder is usually the first port of call while the snagging or warranty period runs. If it keeps failing or isn’t dealt with, we can reseal it properly. Older cottages and farmhouses around Sidlow can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
Why us?

What we do, step by step
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It generally takes anything from a few hours to several days, depending on the number of plots. For a village or hamlet like Sidlow, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you’re given the cure time.
Before we arrive
- Mention any parking rules near the property
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
How to get a quote
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved.
Advice
DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
When it is not the sealant
Before you book, it’s worth knowing the limits:
- Leaks from pipes, valves or wastes, which need a plumber
- Disputes or warranty claims with your builder
- Damaged fittings that need replacing
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.
What we seal
- Plot handovers
- Skirting & floors
- Show homes
- Kitchens
- Windows & doors
- Bathrooms & en suites
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Avoid running a DIY bead over the old one
- Act quickly if a seal starts to leak
- Avoid scourers and strong chemicals on sealant
- Follow the cure time we give you
Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers so moisture doesn’t sit on the sealant.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
Your questions about new build mastic in Sidlow
Do you cover smaller places like Sidlow?
Yes, Sidlow is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Salfords station. Can you help?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Should I wait before resealing?
If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.
Will you just run a new bead over the existing one?
No. Fresh silicone doesn’t stick to the old layer, so it soon lifts and traps water. We cut the old bead out completely.
Is it normal for sealant to crack in a new home?
It’s common, and there are generally two reasons: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.
When is the sealant fully cured?
It depends on the product and the conditions. Before we leave, we’ll tell you the cure time.
Is the work guaranteed?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
