Trusted window mastic in Ewell

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.

How we handle window mastic in Ewell

The new joint doesn’t have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for old mastic that has gone black or come away and cracked sealant at the sill ends, on patio & French doors, window sills and composite doors.

Ewell mixes older streets, where windows have often been replaced, with newer estates fitted with uPVC. All of them depend on a sound bead of mastic between frame and wall.

You’re covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or send us an email.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Clear any debris from frame drain holes
  • Keep jet washers away from the mastic
  • Ventilate rooms so frames do not stay wet inside
  • Keep timber frames painted

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.

How the job changes by surface

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

Composite doors

Front doors take the weather head on. Those corners get the most care.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Ewell: your questions answered

Can you do window mastic in Ewell?

Yes, Ewell is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

Is window mastic in Ewell guaranteed?

All our work, in Ewell and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can you reach windows above the ground floor?

Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.

Can new window sealant be painted?

Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

Windows and doors in Ewell

Historic houses like Fitznells Manor (about 0.2 miles south-east) are a reminder that the area around Ewell has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you look after a building such as St Clement's Catholic Primary School, its window and door frames need their mastic kept sound, just like a home’s. For an older house near a landmark such as St Mary's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a few frames, or a day or more for a whole house. Parking in a town like Ewell is usually straightforward, but tell us if there’s a driveway or any restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Advice

Why it’s worth doing now in Ewell

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we’ll say so. Draughts from a gap round a frame, damp under a sill or water behind a bath panel all start small, and early is when they’re cheapest and quickest to sort.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

Why book with us

  • A choice of colours where the product allows
  • Quality sealants from Arbo and Everbuild
  • Old sealant always removed completely
  • Anti-fungal silicone where joints get wet

When to call us in Ewell

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

These are the problems we are asked about most:

  • Gaps left after new windows were fitted
  • Leaking joints at the ends of sills
  • Sealant in the wrong colour for the frame
  • Mastic that has split away from the wall

Rented homes near Ewell West station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
