Window mastic for homes and businesses in Worcester Park

From a single sill to a whole house of windows, you’ll get a clear quote before we start. Just call 0345 464 0079 or send us an email and tell us how many frames there are and how they’re reached. We work on uPVC windows, window sills and composite doors, and the jobs we see most are gaps where the sill meets the wall and whistling draughts around closed windows.

Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first, and access in Worcester Park is something to talk through when you book.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Broken hinges, locks or handles
  • Soft or decayed wood in the frame
  • Condensation trapped between the panes

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before booking.

Surfaces we seal

  • uPVC windows
  • Timber windows & doors
  • Window sills
  • Composite doors
  • Aluminium frames
  • Patio & French doors

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a handful of frames, longer for a whole house. In Worcester Park, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed

Surface by surface

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

Worcester Park: your questions answered

Is Worcester Park in your area for window mastic?

Yes, Worcester Park is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.

Is parking a problem for a job in Worcester Park?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

What should I tell you?

A short description and the location, with photos by email if possible. If we need more, we will ask.

Can new window sealant be painted?

Not usually, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Can you get sealant to suit coloured frames?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Why it’s worth doing now in Worcester Park

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, call 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

What we are called out for in Worcester Park

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

Any of these means the joints need attention:

  • Mastic that is falling out in pieces
  • Damp patches on the reveal after heavy rain
  • Mastic that has split away from the wall
  • Sealant in the wrong colour for the frame

Homes close to Parish Church of St Mary the Virgin include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before you book

  • What happens if they find a problem under the old sealant
  • What the cure time is
  • What the quote includes, VAT included or not
  • Whether the sealant suits the joint

Our hiring checklist

What affects the cost of window mastic

For a quick quote, just ask. The main things that affect it are:

  • The number and length of the joints
  • The number of rooms or windows
  • Whether the work is at height
  • Mould in or behind the old joints

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • The type of property
  • A few photos by email, if you can

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Worcester Park homes and the weather

With historic houses such as Fitznells Manor (about 1.5 miles south) nearby, there’s older building stock in the area around Worcester Park as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

As a London address, Worcester Park can be tricky for parking: let us know about parking bays, permits or a driveway. If you let a flat or house near Worcester Park station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
