Fire rated sealant in Heath End

Commercial buildings in Heath End

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

If you look after a building such as Farnham Heath End School, gaps opened by contractors for new cabling are a common finding in schools and offices. If you look after a church, hall or community building such as St Mark the Evangelist Church, service openings in its walls need the right fire-rated sealant, as in any building.

Heath End is about 1 mile south-west of Aldershot, in Surrey. Heath End is one of 395 towns and villages in Surrey we cover. For nearby work, see our Reading page, about 17 miles away.

Fire rated sealant in Heath End

Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We are often asked to deal with gaps where walls meet ceilings or slabs and open gaps behind door architraves, across door frames, plasterboard & masonry and service penetrations.

If you have holiday lets, a converted barn used for business or a community building near Heath End, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

What affects the cost of fire rated sealant

Your quote is based on your job. We look at:

  • Working hours on commercial sites
  • Access and height
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • The rough size of the job
  • Pictures of the joints, sent by email

To get a quote, ring 0345 464 0079 or drop us an email with the location and a short description of the problem. We will give you a clear price before any work starts.

Signs you need fire rated sealant in Heath End

A lot of fire stopping is out of sight: above ceilings, inside risers and behind panels. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

Look out for these signs:

  • Fire stopping disturbed by later work
  • Joints picked up in a fire-stopping survey
  • Open holes round services passing through fire walls
  • Ordinary sealant used where a fire-rated product was needed

If you let a flat or house near Aldershot station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What to look for in a quote

  • Which sealant they’ll use, and why
  • How the colour is chosen
  • What preparation is included
  • Who does the work, and how experienced they are

Choosing a sealant specialist

Surface by surface

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes are not treated the same. Each one is sealed to the product’s tested detail.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard for each gap size.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How it works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes from a few hours to a few days, depending on the number of gaps and the access. For a village or hamlet like Heath End, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

Advice

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Openings too large for sealant, which need batts, boards or another system
  • Sign-off of the building, which sits with building control or your assessor
  • A wall that isn’t a fire-resisting element to begin with

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Flats & HMOs
  • Linear gaps
  • Door frames
  • Service penetrations
  • Pipe & cable gaps
  • Plasterboard & masonry

Leave it or put it right?

Sealant is not the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We’ll say so if a gap needs something other than sealant. Where a wall is exposed, as many are in small places like Heath End, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Why book with us

  • A 12-month guarantee on all work
  • Quality sealants from Arbo and Everbuild
  • We leave the area clean and tidy
  • 20+ years of sealant experience

Heath End: your questions answered

Do you work for landlords with property near Aldershot station?

Yes, we work for landlords and agents. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Will you come out to Heath End?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

How much does fire rated sealant cost in Heath End?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Will you assess my building’s fire safety?

No. We work from the specification you give us, and apply each product to its tested details.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Can I use normal mastic around a pipe through a fire wall?

No. A gap that needs fire stopping needs a tested fire-rated product.
