Need fire rated sealant in Sheerwater?

Fire rated sealant in Sheerwater

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap. Common call-outs are for holes left by a change of layout and gaps flagged on a fire risk assessment, across linear gaps, flats & HMOs and service penetrations.

Somewhere as small as Sheerwater, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

Different surfaces, different methods

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall.

Fire rated sealant in Sheerwater: local notes

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Rented homes near West Byfleet station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. Community buildings like St. Michaels Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. For site and facilities teams at buildings such as Broadmere Primary Academy, gaps opened by contractors for new cabling are a common finding in schools and offices.

What affects the quote in Sheerwater

Some jobs are bigger than they look, and some smaller. The main factors:

  • The old material and how stubborn it is
  • The type of sealant required
  • How many areas need sealing
  • Whether there’s mould to deal with

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What we need to know

To make quoting easier, let us know:

  • The rough size of the job
  • The problem you’ve noticed
  • Whether it has been sealed before
  • The address or postcode of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Honest limits

Before booking, it’s worth knowing the limits:

  • Assessing a building’s fire safety
  • Problems with the door itself rather than the gap around the frame
  • A wall that is not a fire-resisting element to begin with

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before booking.

Questions from Sheerwater

Will you come out to Sheerwater?

Yes. Sheerwater is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near West Byfleet station. Can you help?

Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

What should I tell you?

A short description and the location, with photos by email if possible. If we need more, we will ask.

Do you do fire sealant around door frames?

Yes. We often seal open gaps hidden behind the architrave. Doors, seals and closers need a door specialist.

What’s the difference between intumescent and fire-rated sealant?

Fire-rated is the broad term for sealants tested for fire stopping. Intumescent ones swell in heat, and they’re one option among several. The specification and the tested detail decide which is used.

Can you tell me which gaps need fire stopping?

No. We work from the specification you give us and install to the manufacturer’s details.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Can I use normal mastic around a pipe through a fire wall?

No. A gap that needs fire stopping needs a tested fire-rated product fitted to the maker’s details.

Why act early in Sheerwater

Sealant isn’t the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We will say so if a gap needs something other than sealant. Where a wall is exposed, as many are in small places like Sheerwater, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of gaps, and longer for a whole building from start to finish. Somewhere like Sheerwater needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Advice

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
