How we handle fire rated sealant in South Earlswood
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. Typical jobs include fire stopping disturbed by later work and door frames with gaps between frame and wall, across linear gaps, door frames and pipe & cable gaps.
Work in a small place like South Earlswood is planned ahead, journey included, so it can be fitted around guests, customers or events where possible.
Every job comes with our one-year guarantee.

Why deal with it now?
Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job that does not depend on other work. Older cottages and farmhouses around South Earlswood can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Fire rated sealant in South Earlswood: local notes
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
Schools such as Salfords Primary School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment. Letting a property close to Earlswood (Surrey) station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. If you look after a church, hall or community building such as Christ the King, gaps around pipes and cables are worth checking after any building work there.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Surface by surface
Flats and HMOs
In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance.
Service penetrations
Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.
What happens on the day
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of gaps, and longer for a whole building. Somewhere as small as South Earlswood, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- Every location is recorded with the product used for your records.
Preparing for the visit
- Mention any tricky access
- Keep children and pets away from the work area
- Mention any parking rules near the property

South Earlswood: your questions answered
Can you help a landlord with a rental near Earlswood (Surrey) station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.
Is South Earlswood within the area you cover?
Yes. South Earlswood is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
How long does the job take?
Typically it takes from a few hours to a few days, depending on the number of gaps and the access. Bigger jobs take longer.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Do you certify the fire stopping?
We don’t give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it with a record of each location.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
What should I tell you?
Let us know what needs doing and where, plus photos if you have them. If we need more, we will ask.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Look in service cupboards and ceiling voids from time to time
- Keep the record of products and locations with your fire safety documents
- Plan fire stopping into any work that goes through walls or floors
- Get damaged fire seals looked at promptly
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
When something else is needed
New sealant cannot fix everything, and we’ll tell you before work begins. Sealant will not put right:
- Walls or floors that weren’t built to resist fire
- Openings too large for sealant, which need batts, boards or another system
- Sign-off of the building, which sits with building control or your assessor
If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.
