Fire rated sealant in Brooklands

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. We cut out the wrong material and the gap is resealed with a product tested for that use. We work on flats & HMOs, pipe & cable gaps and linear gaps, and the jobs we see most are gaps flagged on a fire risk assessment and standard silicone or caulk in a fire-stopping gap.

Community buildings, schools and small businesses around places like Brooklands have washrooms and kitchens that see a lot of use. Their sealant and fire-rated joints are as important as those in any bigger building.

Each job carries a 12-month guarantee, whatever its size.

What affects the cost of fire rated sealant

Call for a quick quote. The main things that affect it are:

  • How easy the joints are to reach
  • The type of sealant required
  • Working hours on commercial sites
  • The size of the job

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

To make quoting easier, let us know:

  • Where the property is
  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • Whether it’s a home or a business

We don’t publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, ring 0345 464 0079 or drop us an email.

Workplaces and buildings in Brooklands

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. There are hotels and other places to stay in and around Brooklands. Hotel work can be planned room by room, with out-of-hours working where needed.

Letting a property close to Weybridge station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Schools such as Heathside School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Yes. Every gap we seal is listed with the product used.

How the job changes by surface

Masonry and concrete

Holes through concrete and block are rarely neat. We check the gap size around the service against the product’s tested range.

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail.

What we do, step by step

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes a few hours for a handful of gaps, and longer for a whole building. In a smaller place like Brooklands, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

Advice

Do you need fire rated sealant in Brooklands?

Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Look out for these signs:

  • Holes left by a change of layout
  • Fire stopping disturbed by later work
  • Unsealed gaps where pipes and cables go through a wall
  • Gaps flagged on a fire risk assessment

For buildings such as Church of St Charles Borromeo, gaps around pipes and cables are worth checking after any building work there.

Comparing quotes

  • How the surfaces are prepared before sealing
  • What the quote includes, VAT included or not
  • When the joint can take water or movement
  • What happens if they find a problem under the old sealant

Choosing a sealant specialist

When it is not the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • A wall that isn’t a fire-resisting element to begin with
  • Issuing a fire rating or certificate for a building
  • Fire risk assessments, which need a qualified assessor

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

Surfaces we seal

  • Pipe & cable gaps
  • Service penetrations
  • Door frames
  • Flats & HMOs
  • Plasterboard & masonry
  • Linear gaps

Leave it or put it right?

For some gaps, sealant isn’t the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We will say so if a gap needs something other than sealant. In an older home around Brooklands, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
