Fire rated sealant in Batt's Corner

Fire rated sealant for homes and businesses in Batt's Corner

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That’s the part we focus on, one gap at a time. We work on door frames, plasterboard & masonry and linear gaps, and people most often call us about new service routes left unsealed after building work and damaged fire sealant left by other trades.

For holiday lets, converted business premises or a community building near Batt's Corner, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Each job carries a 12-month guarantee.

What affects the cost of fire rated sealant

The quote reflects the job in front of us. We take into account:

  • Any mould that needs treating
  • The product the joint needs
  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, call 0345 464 0079 or send us an email for an honest opinion and a quote.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • A few pictures by email, if you can
  • If someone has resealed it before

Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job, and we will take it from there.

Common questions in Batt's Corner

Do you cover Batt's Corner for fire rated sealant?

Yes. We work across London and the South East, and Batt's Corner is part of that. You can call 0345 464 0079 or email us and let us know what needs doing.

Will you come out to Batt's Corner?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

What does fire rated sealant cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Will we have a record of what was sealed?

Yes. Every gap we seal is listed with the product used so it’s there for the next inspection.

Are you fully insured?

Yes. Mr Mastic is fully insured.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or email us.

Do you offer different sealant colours?

In most cases you can choose. We’ll explain which colours are available and agree one before work begins.

The process

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes from a few hours to a few days, depending on the number of gaps and the access. For a village or hamlet like Batt's Corner, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

Getting ready for the visit

  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
  • On commercial sites, let us know about site rules

Do you need fire rated sealant in Batt's Corner?

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

Any of these means the joints need attention:

  • Open holes round services passing through fire walls
  • Open joints along the top of partitions
  • Seals cut through by electricians, plumbers or data installers
  • New service routes left unsealed after building work

If you look after a church, hall or community building such as The Church Of The Good Shepherd, gaps around pipes and cables are worth checking after any building work there.

Our hiring checklist

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Housing providers, facilities teams and property managers book us too in Batt's Corner and across Surrey. We can quote a run of properties together.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • File the fire-stopping record where your assessor can find it
  • Check risers, ceiling voids and cupboards during building checks
  • Never patch a fire seal with standard sealant
  • Report cracked or damaged seals as soon as you notice them

Look at the sealed gaps as part of your routine walk-rounds. Watch for cracking, gaps or seals that have been disturbed and get them seen to.

It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the job gets bigger.

Leave it or put it right?

A quick fill with any sealant to hand is not fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. Where a wall is exposed, as many are in small places like Batt's Corner, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
