Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • File the fire-stopping record where your assessor can find it
  • Take pictures of fire stopping before ceilings or boxing go back
  • Ask every contractor to reseal any fire stopping they disturb

Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. We can tell you which product we used.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes.

Fire rated sealant in Abinger

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, with a record of the products and locations if you need one. We work on service penetrations, linear gaps and plasterboard & masonry, and people most often call us about new service routes left unsealed after building work and old fire sealant that has split or come away.

Somewhere as small as Abinger, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

We stand behind the work with a one-year guarantee.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What we can’t put right

We’ll always be straight with you, so here’s what new sealant will not do:

  • Large holes that need a different fire-stopping system
  • Problems with the door itself rather than the gap around the frame
  • A wall that is not a fire-resisting element to begin with

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

How we quote for fire rated sealant

You will get a clear quote before we start. It takes into account:

  • How many areas need sealing
  • Which sealant suits the joint
  • The old material and how stubborn it is
  • When we can work, for business premises

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Where the property is
  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • Whether it has been sealed before

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will come back to you with a quote.

How the job changes by surface

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point against the product’s tested range.

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement, following the tested detail.

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Somewhere like Abinger needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. We record the locations and products used for your records.

How to prepare

  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property

Why deal with it now?

Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own that doesn’t depend on other work. Around Abinger, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Common questions in Abinger

Will you come out to Abinger?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Gomshall station?

Yes. We work for landlords and agents as well as householders. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.

Can I use normal mastic around a pipe through a fire wall?

No. It looks sealed but won’t perform as fire stopping. Use a product tested for that gap and service.

Can you give us a record of the work?

Yes. Locations and products are written up when we finish. If you need photos or a set layout, ask when you get a quote.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

What do you need from me for a quote?

Let us know what needs doing and where, with photos by email if possible. If we need more, we’ll ask.

Is the work guaranteed?

Yes, always. There’s a 12-month guarantee on every job, wherever you are.

Where are you based?

Our base is Crawley. We work across South East England, London and Scotland.

Workplaces and buildings in Abinger

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Letting a property close to Gomshall station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. If you look after a building such as Belmont Prep School, fire-stopping around service openings should be restored whenever new services go in. For buildings such as Church of St James, gaps around pipes and cables are worth checking after any building work there.
