Window mastic in Abinger: local notes
With historic houses such as Polesden Lacey (about 3.9 miles north-east) nearby, there’s older building stock in the area around Abinger as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around Church of St James, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Belmont Prep School, the mastic around its windows and doors needs looking after like any other building’s.

Window mastic in Abinger
Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on patio & French doors, uPVC windows and window sills, and people most often call us about gaps where the sill meets the wall and mastic that’s falling out in pieces.
Mastic can only go onto a dry, clean joint, so window work in Abinger is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.
Each job carries a 12-month guarantee, large or small.

Work for landlords, hotels and businesses
Landlords and agents in Abinger can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Different surfaces, different methods
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.
Abinger: your questions answered
I let a flat near Gomshall station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.
Will you come out to Abinger?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you work on commercial sites?
Yes. We have worked for hotels, offices and other businesses.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.
Do you work on first-floor windows?
Yes, where they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or email us.
Will there be a smell?
There can be a smell while the sealant cures. Ventilation helps.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Why act early in Abinger
Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we’ll say so. Around Abinger, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or send us an email.

How the visit works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a morning for a couple of windows and a door. Somewhere as small as Abinger, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- Where gaps are deep, backing rod goes in first.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Every joint is checked before we leave.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
- Where the joints are inside, avoid wetting them before we arrive
Getting a quote
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear price.
Advice
What we are called out for in Abinger
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant cannot stretch, it splits.
Keep an eye out for any of the following:
- Cracked or shrunken mastic around the frame
- Gaps between the frame and the inside reveal
- Gaps where the sill meets the wall
- Old mastic that has gone black or come away
If you let a flat or house near Gomshall station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
What your quote should include
- Whether all the old sealant comes out first
- Whether you can choose the colour
- Who turns up on the day
- What the cure time is
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What we cannot put right
A few problems are outside what sealant work can do:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Draughts through the window seals rather than the frame
- Broken hinges, locks or handles
If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.
