Our bathroom resealing service in GU20
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We’re often asked to deal with shrunken sealant along the back of a worktop and splits where the tray meets the wall, on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands.
The work is kept neat and contained to the joints we are treating. The job usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Pricing in GU20
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What’s near Windlesham
Around Windlesham, our work takes us to homes and buildings near Gordon's School, Church of St John the Baptist and The Sun pub and the streets around them. You will also find Windlesham Village Infant School (0.7 miles north-west) and Brentmoor Heath (1.9 miles south). Windlesham’s nearest station is Bagshot station, about 1.4 miles west of the centre. A little further out are Chobham Museum (2.6 miles south-east) and Heatherwood Hospital (3.3 miles north-west). Not far away are Gracious Pond and Virginia Water Lake.
Bathrooms and kitchens across GU20
Homes across GU20 range from older properties to new builds, with plenty of rented property in places like Windlesham. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in GU20.
Windlesham: If you let a flat or house near Bagshot station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Church of St John the Baptist, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Open a window or run the fan so the room dries
- Wipe up water along the back of the worktop
- Look for lifting corners and small gaps now and then
- Wipe the sealant dry after showering
Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
How we quote for bathroom resealing
The price is agreed before any work begins. It takes into account:
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
- The amount of work
- The type of sealant required
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or email us and we’ll give you an honest view and a quote.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Any access issues, like height or stairs
- Photos by email, if that’s easy
- The address or postcode of the job
- Any previous sealing or DIY work
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand.
Work for landlords, hotels and businesses
We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
We also work for property managers and facilities teams. Several sites can be quoted together.
What happens if it’s left?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.
Comparing quotes
- Which colour the sealant will be
- Whether VAT is included
- Are they insured?
- Whether they seal over old material or remove it
Signs you need bathroom resealing
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
The problems people usually mention when they call include:
- A reseal done over the top of the old bead
- Gaps between the worktop and the wall
- Water getting behind the bath panel
- A joint torn by a bath that flexes
GU20: your questions answered
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Do you work for landlords and businesses?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
