How bathroom resealing works in Windsor and Maidenhead

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for mouldy sealant that has gone black and leaks into the floor or ceiling below, on kitchen worktops & upstands, wet rooms and baths.

We keep the work tidy and contained to the area we are working on. The job generally takes a couple of hours for a single bath or shower, and we explain the cure time before we leave.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Where we work in Windsor and Maidenhead

In Windsor and Maidenhead, bathroom resealing takes in flats, houses, rentals and businesses, in Maidenhead, Windsor and Boyn Hill and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across Windsor and Maidenhead is planned around the weather.

Maidenhead: If you let a flat or house near Maidenhead station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to All Saints' Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Different surfaces, different methods

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Signs you need bathroom resealing

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Any of these means the joints need attention:

  • Black mould in the silicone that won’t clean off
  • Two layers of silicone, both failing
  • Water getting behind the kitchen upstand
  • Leaks into the floor or ceiling below

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for.

What affects the cost of bathroom resealing

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • The product the joint needs
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

What we need to know

When you call or email, these details help:

  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Where the job is, and your postcode
  • If someone has resealed it before

To get a quote, ring 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Windsor and Maidenhead questions

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can new silicone go straight over the old?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

What should I tell you?

A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
