About our bathroom resealing in The Village

A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you call 0345 464 0079 or email us, and you’ll get a clear quote before any work starts. We work on wet rooms, baths and sinks & splashbacks, and people most often call us about splits where the tray meets the wall and leaks into the floor or ceiling below.

For a small place like The Village, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Surface by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • How easy the joints are to reach
  • Which sealant suits the joint
  • Working hours on commercial sites
  • The number and length of the joints

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • A few pictures by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • Where the job is, and your postcode

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, phone 0345 464 0079 or drop us an email.

Why act early in The Village

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around The Village, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What you get with us

  • Over 20 years’ experience

Looking after it afterwards

To keep the joints looking good and working properly:

  • Open a window or run the fan so the room dries
  • Avoid abrasive pads on the sealant
  • Wipe the sealant dry after showering
  • Keep an eye on the corners, where splits start

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Common problems we fix in The Village

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

Any of these means the joints need attention:

  • Mouldy sealant that has gone black
  • Water escaping at the shower enclosure
  • New sealant laid over old sealant that is now lifting
  • Damp behind the bath or under the tray

Schools such as Windsor Girls' School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Our hiring checklist

What happens on the day

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like The Village needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit

The Village questions

Can you do bathroom resealing in The Village?

Yes, The Village is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

I let a flat near Windsor & Eton Central station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover The Village.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
