About our new build mastic in The Village
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. If you have cracked caulk along new skirting and joints pulling apart as timber shrinks, we can help, on skirting & floors, show homes and bathrooms & en suites alike.
In a village or hamlet like The Village, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.
You’re covered for a year from the day we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.

Common problems we fix in The Village
A new house holds a lot of water from the build, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart.
Any of these means the joints need attention:
- Gaps between new skirting and floors
- Gaps opening as the house dries out and settles
- Sealant that never bonded to the surface
- Sealant work across a run of new homes
Around The Village, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- What insurance they hold
- Which colour the sealant will be
- What preparation is included
- How hidden problems are handled
The process
Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to several days, depending on the number of plots. In a small place like The Village, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each joint is checked for movement before any work starts.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Mention any parking rules near the property
- Mention any leaks or damp you’ve noticed

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We cut it out and start again.
What happens if it’s left?
The builder is usually the first port of call while the snagging or warranty period runs. If it keeps failing or isn’t dealt with, we can reseal it properly. Around The Village, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Why The Village clients choose us
- Quality sealants from Arbo and Everbuild
- A choice of colours where the product allows
- Colour picked to suit the job
- We never seal over old sealant

What else we do in The Village
The Village: your questions answered
Will you come out to The Village?
Yes. The Village is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Windsor & Eton Central station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Where is Mr Mastic based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Is it normal for sealant to crack in a new home?
New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Both lead to early failure.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and you will get one quote.
How we quote for new build mastic
For a quick quote, just ask. What matters most is:
- Any mould that needs treating
- The product the joint needs
- Access and height
- When we can work, for business premises
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear price before any work starts.
What we need to know
Before you ask for a quote, have a think about:
- Roughly how big the job is
- Whether it has been sealed before
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.
Honest limits
In fairness, some problems need a different trade:
- Settlement cracks that need a surveyor
- Damaged fittings that need replacing
- A tray or bath that isn’t properly supported, until it’s fixed
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.
Joints and surfaces we work on
- Windows & doors
- Skirting & floors
- Kitchens
- Plot handovers
- Bathrooms & en suites
- Show homes
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Check bath and shower seals every few months as the house settles
- Keep photos and emails about snagging items
- Keep water off fresh sealant until it has cured
- Clean sealant with mild detergent, not abrasives
Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black keeps the job straightforward.
