What happens on the day

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes a few hours for most snagging lists, longer for a run of plots. For a village or hamlet like Cheapside, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Finally, each room is checked and you are given the cure time.

Preparing for the visit

  • Mention any parking rules near the property
  • Clear the area around the work
  • Where the joints are inside, avoid wetting them before we arrive

New build mastic for homes and businesses in Cheapside

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks rather than sitting on a layer of grit. Common call-outs are for messy sealant that spoils new finishes and gaps behind new kitchen upstands, on windows & doors, bathrooms & en suites and plot handovers.

For a small place like Cheapside, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What affects the cost of new build mastic

You will get a clear quote before any work starts. It takes into account:

  • Working hours on commercial sites
  • The product the joint needs
  • The number and length of the joints
  • Access and height

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • Where the property is
  • Whether it’s a home or a business
  • Roughly how big the job is

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or send us an email.

What the job involves on each surface

Show homes

Show homes need sealant that looks right from day one. We lay neat, even beads in colours to suit the finishes.

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

Do you need new build mastic in Cheapside?

Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint and can tear.

Keep an eye out for any of the following:

  • Cracks appearing as a new home settles
  • Internal frame sealant that has split
  • Smeared, uneven beads picked up at snagging
  • Sealant applied over dusty or wet surfaces

In and around Cheapside, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • Whether all the old sealant comes out first
  • Whether you can choose the colour
  • What product goes in the joint
  • Who does the work, and how experienced they are

Our hiring checklist

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Get a leaking seal dealt with right away
  • Watch for new gaps as the house dries out
  • Report sealant problems to your builder during the snagging period
  • Wait for the cure time before using a resealed shower

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
