Glazing silicone in The Village, done properly
Our work covers conservatory joints, rooflights and glass panels plus shower screens and the bases of glass balustrades. Each joint is cut out, cleaned and resealed. We work on glass-to-frame joints, glass balustrade bases and rooflights, and the jobs we see most are mouldy sealant around glass panels and drips on the inside of a conservatory window.
Outdoor sealant needs dry, clean surfaces, so work on frames around The Village is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

FAQs for The Village
Will you come out to The Village?
Yes, The Village is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work for landlords with property near Windsor & Eton Central station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.
Is it enough to run a bead over the old sealant?
New silicone won’t bond to old silicone, so a top-up soon lets water through. We cut out the old sealant first.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Do you have insurance?
Yes. We are fully insured.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
What sealant do you use on glazing?
We use a neutral-cure glazing silicone that suits the glass and frame. Shower screens get anti-fungal silicone.
Do you need glazing silicone in The Village?
Dirt and grease stop silicone sticking. Where the joint wasn’t cleaned and degreased the sealant may lift within a few years.
Keep an eye out for any of the following:

The Village homes and the weather
Historic houses like St Leonard's Hill (about 1.7 miles north) are a reminder that the area around The Village has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as Windsor Girls' School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Windsor & Eton Central station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Why act early in The Village
A leaking joint won’t fix itself. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. Older cottages and farmhouses around The Village can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

What we do, step by step
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for most jobs, depending on how much there is to do. Somewhere as small as The Village, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We look at the glazing and agree which joints need resealing.
- We cut away the failed silicone.
- The surfaces are cleaned with a suitable solvent.

Aftercare tips
To keep the joints looking good and working properly:
- Squeegee the shower screen after each use
- Open vents or windows to let moisture out
- Don’t leave a drip for the next storm
- Inspect the sealant on glazing annually
Keep the new joints dry for as long as we advise. From then on, a mild glass cleaner is all it needs.
Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.
What we cannot put right
To be straight with you, there are a few things sealant won’t fix:
- Failed flashing around a conservatory
- A sagging or failing conservatory roof
- Cracked or broken glass
