Bathroom resealing near Woodside

Bathroom resealing in Woodside, done properly

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on kitchen worktops & upstands, sinks & splashbacks and basins & vanity units, and the jobs we see most are gaps between the worktop and the wall and failed sealant on the screen profile.

In a village or hamlet like Woodside, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

How it works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers. In a small place like Woodside, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Clear items away from the joints we’re working on
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any parking rules near the property

Questions from Woodside

I let a flat near Ascot station. Can you help?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Do you cover Woodside for bathroom resealing?

Yes, Woodside is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or email us with a few details of the job.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

What information do you need?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Can mouldy silicone be sorted out?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us.

Where do you work from?

Mr Mastic is based in Crawley. We cover Woodside and the rest of Windsor and Maidenhead.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • A leaking waste, trap or valve
  • Movement from a bath with loose feet or no proper support
  • A tray or bath that’s cracked through

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.

Why it’s worth doing now in Woodside

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes. If something else is wrong, we will tell you. Around Woodside, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What you get with us

  • Old sealant always removed completely
  • Fully insured
  • 20+ years of sealant experience

Aftercare tips

So the new joints stay in good condition:

  • Squeegee the walls and tray after use
  • Wait for the cure time we give you
  • Look for lifting corners and small gaps now and then
  • Never pick at the silicone with a blade

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Bathroom resealing around Woodside

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

For landlords with property near Ascot station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Church of St Peter, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Cranbourne Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
