Bathroom resealing in Old Windsor

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We are often asked to deal with two layers of silicone, both failing and black mould in the silicone that won’t clean off, across baths, shower trays & enclosures and wet rooms.

Smaller places like Old Windsor still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Do you need bathroom resealing in Old Windsor?

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked, shrunken or lifting silicone
  • Black spots spreading through the bead
  • Lumpy, uneven sealant from a DIY attempt
  • Water getting behind the bath panel

In the older streets around St Luke, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before you book

  • Who does the work, and how experienced they are
  • Whether VAT is included
  • What the cure time is
  • Whether the sealant suits the joint

Common questions in Old Windsor

Can you help a landlord with a rental near Sunnymeads station?

Yes. We work for landlords and letting agents as well as homeowners. You can phone 0345 464 0079 or email us with the details for a clear quote.

Is Old Windsor within the area you cover?

Yes, Old Windsor is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

Do the sealants smell?

There can be a smell while the sealant cures. Opening a window helps.

Can new silicone go straight over the old?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

How long does the new silicone need before I use the shower?

Normally after around 24 hours. We’ll tell you the cure time for the product we used.

Why act early in Old Windsor

Sorting it now is quick: it takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a smaller place like Old Windsor, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Bathroom resealing around Old Windsor

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as King's Court First School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Sunnymeads station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What affects the quote in Old Windsor

Call for a quick quote. The main things that affect it are:

  • The old material and how stubborn it is
  • The size of the job
  • Whether there’s mould to deal with
  • The product the joint needs

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

What we need to know

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • How we’d reach the joints

Want a quote for bathroom resealing? Please phone 0345 464 0079 or send us an email and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

Honest limits

Sealant isn’t the answer to every problem, and we will tell you before we start. It will not solve:

  • A tray or bath that’s cracked through
  • Tiles that have come away from the wall
  • Water getting in through the grout rather than the sealant

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.

  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Shower trays & enclosures

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. In a smaller place like Old Windsor, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Run the extractor fan during and after every shower
  • Use gentle cleaners on the silicone
  • Avoid abrasive pads on the sealant
  • Let new sealant cure fully before it gets wet

Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
