Bathroom resealing in RG42: how it works
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for black mould in the silicone that won’t clean off and water escaping at the shower enclosure, on wet rooms, sinks & splashbacks and kitchen worktops & upstands.
We keep the work tidy and contained to the joints we’re treating. The job generally takes half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathrooms and kitchens across RG42
Our bathroom resealing work across RG42 covers homes, rentals and businesses, in Bracknell, Wick Hill and Priestwood and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in RG42, surfaces are cleaned back properly before new sealant goes in.
Priestwood: For landlords with property near Bracknell station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as St Andrew, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
How to look after the new joints
To keep the joints looking good and working properly:
- Keep an eye on the corners, where splits start
- Wipe up water along the back of the worktop
- Run the extractor fan during and after every shower
- Stick to a soft cloth and a mild cleaner
Wipe up standing water along the worktop joint. A dry joint lasts longer.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Why it fails
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
People normally contact us when they notice something like this:
- A bead that has pulled away from the tiles
- A joint torn by a bath that flexes
- Black mould in the silicone that will not clean off
- Two layers of silicone, both failing
When something else is needed
We will always be straight with you, so here’s what new sealant won’t do:
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
- A tray that rocks until it’s re-bedded
Landlord and commercial work in RG42
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
How the job changes by surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Questions from RG42
Do you work for letting agents?
Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can you reseal around my kitchen sink and worktop?
Yes. Next to the sink we use a food-safe product where it’s needed.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you work in RG42?
We do. Our applicators work in RG42.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
