Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
Bathroom resealing in Warfield Park, done properly
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on shower trays & enclosures, kitchen worktops & upstands and wet rooms, and the jobs we see most are two layers of silicone, both failing and a messy, uneven bead from a previous reseal.
Smaller places like Warfield Park still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the cost of bathroom resealing
Call for a quick quote. What matters most is:
- The size of the job
- Access and height
- Any working-time requirements on site
- The old material and how stubborn it is
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.
What we need to know
To help us quote quickly, let us know:
- The address or postcode of the job
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that’s easy
- Any previous sealing or DIY work
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved before giving you a price.
What we cannot put right
We will always be straight with you, so here’s what sealant can’t fix:
- A leaking waste, trap or valve
- A cracked shower tray or bath (that needs repair or replacement)
- Damage behind the tiles that needs a tiler
Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.

Do you need bathroom resealing in Warfield Park?
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
Keep an eye out for any of the following:
- Black mould in the silicone that will not clean off
- Sealant that has split, shrunk or peeled away
- Failed sealant on the screen profile
- Lumpy, uneven sealant from a DIY attempt
Managing a site like Whitegrove Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before booking
- Whether they’re fully insured
- Whether all the old sealant comes out first
- What the quote includes, VAT included or not
- Who does the work, and how experienced they are
Bathroom resealing around Warfield Park
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Bracknell, which Warfield Park is part of, is one of England’s post-war new towns. Many homes date from the post-war decades, so bathrooms and kitchens may be on their second or third set of sealant. Sealant laid over old sealant never bonds properly, so it all has to come out.
Homes close to St Martin's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Martins Heron station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What happens on the day
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up. In a smaller place like Warfield Park, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit
- Tell us about any water getting in

Advice
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Homes in smaller places like Warfield Park can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Warfield Park: your questions answered
Can you help a landlord with a rental near Martins Heron station?
Yes, we work for landlords and agents. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Do older homes in Warfield Park need their sealant replacing?
If it hasn’t been replaced for some years, it’s usually worth it. Sealant does not last for ever, and its life depends on use, cleaning and weather, and many homes in Warfield Park may already be on their second or third set.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Do you guarantee your resealing?
Yes. Every job carries our one-year guarantee.
When can I use the bath or shower again?
Normally after around 24 hours. We will tell you the cure time for the product we used.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
