How bathroom resealing works in RG12

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across RG12. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on wet rooms, sinks & splashbacks and baths, and the jobs we see most are shrunken sealant along the back of a worktop and two layers of silicone, both failing.

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

What affects the price in RG12

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Where we work in RG12

Across RG12, from Bracknell, Wick Hill and Priestwood outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across RG12 is planned around the weather.

Bracknell: Letting a property close to Bracknell station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Ranelagh School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)
  • Tiles that have come away from the wall

What we’re called out for in RG12

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Keep an eye out for these signs:

  • Gaps where the bath or tray has moved
  • Damp behind the bath or under the tray
  • A messy, uneven bead from a previous reseal
  • Black spots spreading through the bead

How the job changes by surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Open a window or run the fan so the room dries
  • Wipe the sealant dry after showering
  • Let new sealant cure fully before it gets wet
  • Keep scourers and sharp tools away from the bead

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Landlord and commercial work in RG12

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Common questions in RG12

Can you quote for more than one area?

Yes. Just list everything you need and we’ll quote it together.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

How long does the new silicone need before I use the shower?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in.
