Why deal with it now?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. Homes in smaller places like Great Hollands can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Bathroom resealing in Great Hollands

Across Great Hollands, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you have a bead that has pulled away from the tiles and gaps where the bath or tray has moved, we can help.

In and around Great Hollands, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

A 12-month guarantee comes as standard.

How the job changes by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Common questions in Great Hollands

Do older homes in Great Hollands need their sealant replacing?

Usually, yes, if it’s cracked, shrunk, mouldy or coming away. New sealant will not stick to old, so the old bead has to come out completely first.

Do you work in hotels near Great Hollands?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

How the visit works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes half a day or less for one room, longer when the kitchen is included. For a job in Great Hollands, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number of rooms or windows
  • Which sealant suits the joint
  • Mould in or behind the old joints
  • How much there is to do

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, call 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • If someone has resealed it before
  • The address or postcode of the job
  • What’s wrong with the joints now
  • How we’d reach the joints

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

For anyone letting property in or around Great Hollands, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Common problems we fix in Great Hollands

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Signs it’s time to call us include:

  • Black mould in the silicone that will not clean off
  • Gaps between the worktop and the wall
  • A joint torn by a bath that flexes
  • Two layers of silicone, both failing

For landlords with property near Bracknell station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

10 questions to ask before you book

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What bathroom resealing looks like in Great Hollands

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. Great Hollands is part of Bracknell, one of the post-war new towns. Many homes date from the post-war decades, so bathrooms and kitchens may be on their second or third set of sealant. Sealant laid over old sealant never bonds properly, so it all has to come out.

Homes close to St Michael and St Mary Magdalene's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Great Hollands Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
