Lawrence Hill Bathroom Resealing
Baths, showers and worktops in Lawrence Hill need attention? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.
- A bead that has pulled away from the tiles
- Failed sealant on the screen profile
- Gaps where the bath or tray has moved
How it works
At the end, we look at the finished work together. The work normally takes a couple of hours for a single bath or shower, depending on the size of the job. In a smaller place like Lawrence Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about parking restrictions
- Let us know about stairs, lifts or work at height

Why act early in Lawrence Hill
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Homes in smaller places like Lawrence Hill can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
What sealant work can’t fix
In fairness, there are a few things sealant won’t fix:
- Damage behind the tiles that needs a tiler
- Movement from a bath with loose feet or no proper support
- Water coming from the plumbing rather than the joint

How do I get a quote for bathroom resealing in Lawrence Hill?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
How long does the new silicone need before I use the shower?
Generally after around 24 hours. You will get the exact cure time before we leave.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Lawrence Hill, along with the rest of our area.
My sealant has gone black. Can you sort it?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Dry the bead with a towel now and then
- Keep the fan on for a while after bathing
- Stick to a soft cloth and a mild cleaner
- Give the silicone its full cure time
Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Bathroom resealing in Lawrence Hill: local notes
Lawrence Hill is part of Bracknell, one of the post-war new towns. Many homes date from the post-war decades, so bathrooms and kitchens may be on their second or third set of sealant. New sealant won’t stick to old, so the old layers have to come out first. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Managing a site like Warfield Church of England Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Bracknell station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Holy Trinity Church, older homes can move a little, which is hard on rigid grout and tired sealant.
