Window mastic for homes and businesses in Windsor
There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. Typical jobs include cracked sealant at the sill ends and draughty joints inside around the window, on aluminium frames, patio & French doors and composite doors.
In a town like Windsor, the windows on the most exposed side of a house take the brunt of the rain, and that is normally where the sealant gives up first. It’s worth looking at every frame, not just the one that leaks.
Big or small, it’s backed by our one-year guarantee in Windsor and across Windsor and Maidenhead.

Different surfaces, different methods
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.
Frames and glazing around Windsor
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as St Leonard's Hill (about 1 mile south-west) nearby, there’s older building stock in the area around Windsor as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
Rented homes near Windsor & Eton Central station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as St Edward's Catholic First School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Questions from Windsor
Is Windsor in your area for window mastic?
Yes, Windsor is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.
I let a flat near Windsor & Eton Central station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Do you guarantee window mastic?
Yes. Our 12-month guarantee covers every job, inside or out.
Will new mastic stop draughts?
It will if the frame joint is the problem. We check where the draught is before work begins.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Can you do several jobs on one visit?
Yes, we can. More than one area can go on one quote.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- A sash or casement that won’t close properly
- Condensation trapped between the panes
- Damp coming through the wall itself rather than the frame joint
If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before you book.
What we seal
- Timber windows & doors
- Patio & French doors
- Composite doors
- Window sills
- uPVC windows
- Aluminium frames
Looking after it afterwards
So the new joints stay in good condition:
- Keep paint off silicone joints
- Clear any debris from frame drain holes
- Walk round the house once a year and look at the joints
- Clean frames with a soft cloth and soapy water
Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
When to call us in Windsor
A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.
It’s worth asking for a quote if you see:
- Cold air getting in at the frame edge
- A bead that doesn’t match the frame
- Rushed sealant from a window installation
- Water coming in at the bottom corners of a door
If you live in an older home near All Saints Church, the joint between an old wall and a newer frame is generally the first place rain gets in.
What your quote should include
- Who turns up on the day
- How the surfaces are prepared before sealing
- What the cure time is
- How hidden problems are handled
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What happens on the day
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of frames, longer for a whole house, and the area is left clean. Parking in a town like Windsor is usually straightforward, but tell us if there’s a driveway or any restrictions, and mention if the work is upstairs, in a flat or high on the outside.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints
- Plan for the work area to be out of bounds to pets and children

We quote each job on its own. Just phone 0345 464 0079 or email us with the details, and photos are welcome.
Related advice
What happens if it’s left?
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. Black mould and gaps in sealant don’t fix themselves, and in a busy home in Windsor they get worse with every use. Replacing the sealant now is the simplest fix.
