Trusted window mastic in Eton

Window mastic in Eton

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on aluminium frames, timber windows & doors and composite doors, and the jobs we see most are cracked or shrunken mastic around the frame and leaking joints at the ends of sills.

Mastic can only go onto a dry, clean joint, so window work in Eton is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Different surfaces, different methods

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many areas need sealing
  • Any mould that needs treating
  • Whether the work is at height
  • When we can work, for business premises

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we need to know

When you call or email, it’s useful to know:

  • Pictures of the joints, sent by email
  • The address or postcode of the job
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Window mastic in Eton: local notes

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Windsor Castle (about 0.7 miles south) nearby, there’s older building stock in the area around Eton as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

For an older house near a landmark such as Church of Saint John the Evangelist, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Windsor & Eton Riverside station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Repaint timber before it’s bare
  • Avoid harsh chemicals near the mastic
  • Keep drainage slots and sill grooves clear
  • Clean frames with a soft cloth and soapy water

Silicone can’t usually be painted, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Draughts through the window seals rather than the frame
  • A failed sealed unit that has misted up
  • Soft or decayed wood in the frame

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes most of a day for a typical house, less for a few frames and we leave things clean and tidy. In a small place like Eton, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit

Advice

FAQs for Eton

I let a flat near Windsor & Eton Riverside station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Do you cover smaller places like Eton?

Yes. Eton is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you seal the gap between the frame and the plaster indoors?

Yes. Draughts often come through the inside gap too, so it can be worth sealing both.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Will new mastic stop draughts?

Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.

When is the sealant fully cured?

Cure times vary by product. Before we leave, we’ll tell you the cure time.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or email us.

Why act early in Eton

Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Where a wall is exposed, as many are in small places like Eton, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Why Eton customers choose us

  • Homes, businesses and hotels
  • A choice of colours where the product allows
  • We leave the area clean and tidy

Common problems we fix in Eton

Sun, frost and rain wear sealant out. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps left after new windows were fitted
  • Gaps between the frame and the inside reveal
  • Hard, cracked sealant around windows
  • Draughts coming in around windows and doors

For site and facilities teams at buildings such as Eton Porny CofE First School, the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • Whether they seal over old material or remove it
  • What guarantee comes with the work
  • Which colour the sealant will be
  • How hidden problems are handled
