Egham Sand Mastic
Sand mastic across Egham and nearby, with old sealant always removed completely and a one-year guarantee.
- Gaps where the frame meets the masonry
- Mastic worn away on windows facing the weather
- Silicone on a period window that looks wrong
When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Cracked or broken glass
- Whether work needs listed building consent
- Rotten sashes, sills or window boxes (a joiner’s job)
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

Sand mastic in Egham, done properly
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. We work on timber door frames, period & listed homes and tenement windows, and the jobs we see most are weathered mastic on the most exposed windows and crumbling sand mastic round a window.
Walls in Egham that face the prevailing wind take the most weather, and that’s generally where the sealant gives up first. It’s worth looking at every frame, not just the one that leaks.
We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

Egham: your questions answered
Is there a guarantee on sand mastic in Egham?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you cover Egham for sand mastic?
Yes, Egham is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or email us with a few details of the job.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Egham.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Can sand mastic be painted?
It’s traditionally left unpainted, which is what traditional guidance recommends. Ask us before decorating.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
The process
The work is kept neat and contained to the area we’re working on. The job usually takes a few hours per window, depending on the condition of the joints, and we tell you how long to leave it before we go. For a job in Egham, we need access to where the work is and somewhere nearby to park. If the job is outside, mention gates, side access and anything above ground floor.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
Before we arrive
- Mention any parking rules near the property
- Tell us about any water getting in
- On commercial sites, let us know about site rules

Advice
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
Frames and glazing around Egham
With historic houses such as Frogmore House (about 3.7 miles north-west) nearby, there’s older building stock in the area around Egham as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as Manorcroft Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Homes close to St John's Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Egham station, any sash windows need sound mastic to keep draughts and rain out.

How we quote for sand mastic
Your quote is based on your job. We look at:
- The type of sealant required
- Access and height
- The number and length of the joints
- Working hours on commercial sites
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- Pictures of the joints, sent by email
- How we’d reach the joints
- Any previous sealing or DIY work
- Where the job is, and your postcode
For a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.
What happens if it’s left?
An open joint round the frame lets weather in. Left, water can reach the timber and the wall so renewing it early protects the window. In Egham, as anywhere, most leaks start as a small gap in a joint, and early is when they’re cheapest and quickest to sort.
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What the job involves on each surface
Timber door frames
Period doors in stone or brick openings are often pointed with sand mastic. The method is the same as for windows.
Period and listed homes
On a listed home or in a conservation area, the right material matters. Sand mastic is often the preferred finish.
