Landlord and commercial work in New Haw

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Window mastic in New Haw

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. If you have leaking joints at the ends of sills and a bead that doesn’t match the frame, we can help, on window sills, timber windows & doors and composite doors alike.

In a smaller place like New Haw, some walls face open ground and catch the full force of the weather. The mastic around frames on those walls tends to age faster.

There’s a 12-month guarantee on every job.

What sealant work can’t fix

We will always be straight with you, so here’s what sealant can’t fix:

  • Draughts through the window seals rather than the frame
  • Damp coming through the wall itself rather than the frame joint
  • Condensation trapped between the panes

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.

Frames and glazing around New Haw

With historic houses such as Byfleet Manor (about 1.9 miles south-east) nearby, there’s older building stock in the area around New Haw as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as All Saints Church, the joint between an old wall and a newer frame is normally the first place rain gets in. Schools such as The Grange Community Infant School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Byfleet & New Haw station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

The process

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a few frames, or a day or more for a whole house. Parking around New Haw is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

What affects the cost of window mastic

Call for a quick quote. What matters most is:

  • When we can work, for business premises
  • The number and length of the joints
  • The type of sealant required
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

To help us quote quickly, let us know:

  • The address or postcode of the job
  • Whether it’s a home or a business
  • If someone has resealed it before
  • Any access issues, like height or stairs

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

Surface by surface

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.

FAQs for New Haw

Do you cover New Haw for window mastic?

Yes, New Haw is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll send you a clear quote.

Do you work for landlords with property near Byfleet & New Haw station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Do you seal inside as well as outside?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Why deal with it now?

A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. In a smaller place like New Haw, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Avoid harsh chemicals near the mastic
  • Paint up to the joint, not over it
  • Repaint timber before it’s bare
  • Clean frames with a soft cloth and soapy water

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
