Window mastic for homes and businesses in Tandridge
Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. Just ring 0345 464 0079 or email us and tell us how many frames there are and how they’re reached for window mastic in Tandridge. We are often asked to deal with leaking joints at the ends of sills and draughts coming in around windows and doors, across patio & French doors, composite doors and aluminium frames.
Somewhere as small as Tandridge, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.
A 12-month guarantee comes as standard.

What happens if it’s left?
Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Where a wall is exposed, as many are in small places like Tandridge, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Leaving a failed joint normally makes the job bigger, not smaller. If you’re not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

Your questions about window mastic in Tandridge
Will you come out to Tandridge?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Godstone station?
Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or drop us an email with the details for a clear quote.
Where do you work from?
We work from Crawley. Our applicators cover Tandridge.
Can you do upstairs windows?
Yes, as long as they can be reached safely. Let us know about access when you ask for a quote and we’ll plan for it.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Is it OK to seal over old sealant?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Ventilation helps.

Windows and doors in Tandridge
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Titsey Place (about 3.4 miles north-east) nearby, there’s older building stock in the area around Tandridge as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
For landlords with property near Godstone station, renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as St Peter's CofE Infant School, larger buildings have plenty of frames, and the mastic around each one ages.

Common problems we fix in Tandridge
Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.
The problems people normally mention when they call include:
- Black, perished sealant on frames
- Rain getting in at the frame or under the sill
- Hard, cracked sealant around windows
- Sealant in the wrong colour for the frame
Homes close to Church of St Peter include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What your quote should include
- Is the old sealant removed completely?
- Which colour the sealant will be
- How long the guarantee is
- What the cure time is
Quotes for window mastic in Tandridge
Every job gets its own quote. This is what makes a difference:
- The number of rooms or windows
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- Access and height
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- What’s wrong with the joints now
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, ring 0345 464 0079 or drop us an email.
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
When it is not the sealant
We will not take on work that will not last, so these are the limits:
- Damp coming through the wall itself rather than the frame joint
- Draughts through the window seals rather than the frame
- Rotten timber, which needs a joiner first
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.
What we seal
- uPVC windows
- Composite doors
- Timber windows & doors
- Aluminium frames
- Window sills
- Patio & French doors
Different surfaces, different methods
Composite doors
Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. The bead is colour-matched to the frame.
Aluminium frames
Coated aluminium needs a compatible sealant, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.
What happens on the day
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes most of a day for a typical house, less for a few frames, including the tidy-up. In a small place like Tandridge, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Clear items away from the joints we’re working on
- Mention any parking rules near the property
