About our window mastic in Crowhurst Lane End
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. Typical jobs include water coming in at the bottom corners of a door and cracked sealant at the sill ends, on window sills, patio & French doors and aluminium frames.
Homes in small places like Crowhurst Lane End often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
All of our work is guaranteed for twelve months, in Crowhurst Lane End and everywhere else we cover.

We will always be straight with you, so here’s what sealant can’t fix:
- A failed sealed unit that has misted up
- Damp problems in the wall away from the window
- Draughts through the window seals rather than the frame

FAQs for Crowhurst Lane End
Do you cover Crowhurst Lane End for window mastic?
Yes. We work across London and the South East, and Crowhurst Lane End is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear price.
Do you cover smaller places like Crowhurst Lane End?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.
Can I paint over the new sealant?
Not usually, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
How long does it take to reseal the windows on a house?
Allow a few hours for a handful of frames, longer for a whole house. Access and how stubborn the old mastic is affect the time most.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.
Where are you based?
We work from Crawley. Our applicators cover Crowhurst Lane End.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Different surfaces, different methods
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match keeps the clean look.
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.
Aftercare tips
To keep the joints looking good and working properly:
- Keep paint off silicone joints
- Do not aim a pressure washer at the joints
- Keep paint and stain on wooden frames in good order
- Avoid harsh chemicals near the mastic
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of frames, longer for a whole house, and the area is left clean. Somewhere as small as Crowhurst Lane End, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Every joint is checked before we leave.
How to prepare
- Let us know about parking restrictions
- Plan for the work area to be out of bounds to pets and children
- Tell us about any water getting in

Advice
What affects the cost of window mastic
Your quote is based on your job. We look at:
- The product the joint needs
- Any mould that needs treating
- Whether the work is at height
- Whether old sealant or filler has to be cut out
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.
What we need to know
What to tell us when you ask for a quote:
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we’ll come back to you with a quote.
Window mastic in Crowhurst Lane End: local notes
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Titsey Place (about 4.6 miles north-east) nearby, there’s older building stock in the area around Crowhurst Lane End as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you let a flat or house near Godstone station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For an older house near a landmark such as Church of St George, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as St Stephen's CofE Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Leave it or put it right?
A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. In a small place like Crowhurst Lane End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
